1) NG (chair) opened the meeting
2) MJW (Secretary’s) report about what happened last year. Garden, Clean up days, Website, Compost bin, Garden maintenance, Awards from Tod-in-bloom and RHS, Children grew and ate their own veg Last year and we are going to keep that going this year!
3) SMc (Treasurer) report on income and expenditure in 2007-2008
4) Appointment of officers.

Stacey stood again for (treasurer) 1st by Nick, 2nd By John, 3rd by Munwar. Munwar H became a member and was 1st by NG, 2nd by JW, 3rd KD. Karen became a member also 1st by SM, 2nd NG, 3rd by JW

RA Only 3 homes left to buy, agreement in principle on rest, should be complete early in the new financial year in April 2008.

MH Tendering, 6 bids, appointment of builder in about a month

Hopefully work start shortly after Easter

RA, Full residents meeting early march to meet the builders.

Full spec of works to be done to each house, visits to householders in March to give costings for works. Will tell residents what they will be asked to pay.

CG Owners won’t be asked to pay their contribution till works completed and signed off as satisfactory.
Costs fixed even if more work required than anticipated. If less work required cost could go down in certain circumstances. Work done may differ from spec depending on what’s found.
  Gave examples e.g.: loose un nailed roof slates slipping out of place, builder’s responsibility. Water penetration of new gable walls due to inadequate pointing, builder’s responsibility.
 Damage to door locks due to abuse or over use (say as a commercial premises) not covered. Frost damage to pointing, not covered. Â

Asked about disruption to residents who work nights, answer was by negosiation. Re building of lean to’s in Wood street and loss of services, MH said nobody would be without services for as long as 2 weeks, and temporary arrangements would be made.

 MH said dormers would be re built as necessary [m1]and re clad and insulated. Re roofing was to be with custom made grp units.

K asked RA if there was a possibility to add solar heating to the central heating Warmfront are installing in her house. He said no, but there is a possibility of a heat pump system. He said he would ask one of the staff on the council’s Housing Energy Team to arrange a meeting with residents interested in renewable energy works that might be installed at the same time as the improvement works.
RA , said that there would be carbon monoxide detectors available to all residents in the Todmorden and Park Ward areas through the Warm Zone scheme. When they get their energy saving report for their property, this needs to be taken to Customer First at
